A university town with brick streets and 1970s to 2000s houses
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Logan has about 19,600 housing units and a median year built of 1984. About 37 percent are single-family detached houses and about 37 percent of homes are owner-occupied, which fits a university town. About 45 percent of the housing was built before 1980, so a good share of original doors and openers is now 40 years old or more.
The Center Street Historic District, listed on the National Register in 1979, covers roughly 200 North to 200 South and 200 East to 600 West, with homes from the 1860s to 1915 where brick is the main material and Victorian is the leading style, according to the National Park Service record. We could not verify whether changing a garage door there needs design review, so ask the city before you change a door.
Tell us your cross street, whether the door is a single, a double or a pair, and whether you are the owner or the tenant, and we book the soonest visit. We weigh and balance each door before we choose new springs.
- Original springs and openers on older homes
- Rental homes: the owner approves the work
- Brick fronts and tight, older driveways

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

What Logan weather does to a garage door
Wikipedia's 1991-2020 normals for the Utah State University station give Logan a January mean high of 32.2 degrees and low of 17.6, a July mean high of 88.2, about 19 inches of precipitation and about 61.5 inches of snow a year. The record low is minus 25. At those temperatures rubber bottom seals stiffen and can freeze to the slab, lubricant thickens, and the opener and torsion springs work harder to lift a cold door.
Wind is part of the picture too. The National Weather Service recorded gusts up to 97 mph at Logan Peak in the September 8, 2020 windstorm, according to the Deseret News, and the Herald Journal reported gusts of 50 to 72 mph on May 11, 2025, with trees uprooted in Providence Cemetery. We found no report of garage door damage from either storm, and no Logan wind-load rule for garage doors, but a wide double door is a large sail in a strong gust.
Before the first hard freeze, wipe the bottom seal, lubricate the rollers and hinges, and test the safety reverse. After a snowy week, clear the ice from the slab so the seal does not tear when the door opens.
- Check the bottom seal before it freezes to the slab
- Lubricate rollers and hinges each fall
- Know where the manual release is for outages

Opener safety, permits and design rules in Logan
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Logan is its own city, so permits come from the Logan Building Department at City Hall, 290 N 100 W, phone 435-716-9030, open Monday to Friday 8 a.m. to 5 p.m. (loganutah.gov). The department page lists permits for furnaces, water heaters, re-roofing, siding, windows, additions and electrical, mechanical and plumbing work, and does not mention doors or garages. The city's residential permit handout (dated 2016, so confirm it is current) says to get a permit for almost any work except new paint and floor coverings, but it does not name garage door or opener replacement either way. We could not confirm whether a garage door replacement needs a permit, so ask the department before the work.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Logan garage door repair: questions we hear
Is there garage door repair near me in Logan?
Yes. Emil Garage Doors repairs garage doors in Logan (ZIP 84321) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Logan?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Logan?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Logan?
Logan's home ZIP codes are 84321 and 84341, and a small part of the city uses 84339. 84322 is the Utah State University campus ZIP and 84323 is for PO boxes. Call us if you are not sure we reach your address.
Do you repair garage doors on rental homes in Logan?
Yes. About 37 percent of Logan homes are owner-occupied, so many doors belong to landlords. Tell us when you call whether you are the owner or the tenant, and have the owner approve the work and the price before we start.
What does a Logan winter do to a garage door?
Lows near zero and about 61 inches of snow a year stiffen the bottom seal and thicken the lubricant, which makes the opener and springs work harder. If the door shudders, reverses or will not lift in the cold, stop using the opener and call us.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
