The oldest housing stock on the northern Wasatch Front
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Ogden has about 36,100 housing units and a median year built of 1966. About 19 percent of the housing was built before 1940 and about 55 percent before 1970. About 61 percent of the housing is single-family detached and about 61 percent of homes are owner-occupied, so original doors, tracks and openers are common.
Wikipedia names three historic areas: Historic 25th Street, the Eccles Avenue Historic District and the Jefferson Avenue Historic District. We could not verify whether door changes there need review. Some East Bench neighborhoods may have homeowner association rules, but we could not verify them, so ask your association and the city before you choose a new door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.

What Ogden weather does to a garage door
Wikipedia's 1991-2020 normals for Ogden-Hinckley Airport give a January mean high of 35.7 degrees and low of 21.2, a July mean high of 91.3 and about 16 inches of precipitation a year, with a record high of 106 and a record low of minus 23. A weather-statistics site that uses NOAA's 1981-2010 normals puts valley snowfall near 18 inches a year; the East Bench likely gets more, but we found no figure. Cold stiffens the bottom seal and lubricant, and springs and cables see their hardest work on frozen mornings.
Wind has hit the city before. KSL reported gusts up to 70 mph in Weber County in the April 30 to May 1, 2016 windstorm, with about 39,000 Rocky Mountain Power customers in Weber and Davis counties losing power and the remaining outages mostly in Ogden and surrounding areas. In the September 8, 2020 windstorm, the Deseret News said power crews in Ogden were working through widespread outages and the Utah Highway Patrol restricted semitrailers in Box Elder, Weber and Davis counties. We found no Ogden gust figure for 2020.
Each fall, lubricate the rollers and hinges, wipe the tracks and test the safety reverse. If wind knocks out your power, use the manual release instead of forcing the opener.
- Know where the manual release is for outages
- Check the bottom seal before it freezes
- Lubricate rollers and hinges each fall

Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Ogden is its own city, so permits come from Building Permits and Inspections at the Development Counter, 2549 Washington Boulevard, phone 801-629-8985 for building permits (ogdencity.gov). The city's permit requirements page says a permit is needed to build, enlarge, alter or repair a structure, and its examples include altering a garage and cutting a new door opening or widening an existing one. It does not name garage doors or openers and has no exemptions section. We could not confirm whether a same-size garage door replacement needs a permit, so ask the city before the work, and tell them if the opening size changes. The city also says some work needs a Land Use permit even when no building permit is needed.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Ogden garage door repair: questions we hear
Is there garage door repair near me in Ogden?
Yes. Emil Garage Doors repairs garage doors in Ogden (ZIP 84401) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Ogden?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Ogden?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Ogden?
Ogden's home ZIP codes are 84401, 84403, 84404 and 84405. Other 844xx codes belong to organizations or are PO boxes only. Call us if you are not sure we reach your address.
Do you repair garage doors in older Ogden neighborhoods?
Yes. About 55 percent of Ogden's housing was built before 1970, so we often find original tracks, springs and openers. We inspect the whole door, explain what we find and quote the price before we start.
Do you repair garage doors after a windstorm in Ogden?
Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We check the track, panels, springs and opener and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
