Post-war ramblers and a foothill city that incorporated in 2016

According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Millcreek has about 28,100 housing units and a median year built of 1973. About 54 percent are single-family detached houses, about 29 percent are in buildings of five or more units, and about 61 percent of homes are owner-occupied. Roughly 62 percent of the housing was built before 1980, and the 1950s, 1960s and 1970s each account for 16 to 19 percent, so a lot of original doors, springs and openers are 45 years old or more.

Wikipedia says Millcreek stayed mostly rural until after World War II and then grew suburban, and that it became a city on December 28, 2016. It lists four community councils: Canyon Rim, East Mill Creek, Millcreek and Mount Olympus, which includes Olympus Cove. We could not verify homeowner associations, building materials or any historic district, so ask your neighbors or the city if you are not sure what applies to your street.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.

  • Original springs, cables and openers on 1950s to 1970s homes

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

What Millcreek weather does to a garage door

Wikipedia classifies Millcreek's climate as humid continental, with warm to hot summers and cold winters, and puts the city at about 4,285 feet with Mill Creek Canyon to the east. For numbers, nearby Salt Lake City shows a January average high of about 39 degrees and low of 24, a July average high of about 94 and roughly 60 inches of snow a year from about early November to mid April. Cold like that stiffens rubber bottom seals and lubricant and loads springs and cables.

Wind is the other test. In the September 8, 2020 windstorm, gusts reached 99 mph in northern Utah and more than 170,000 homes and businesses lost power, and the Salt Lake Tribune named Millcreek first among the Salt Lake County areas most heavily affected by outages. The city declared a local emergency after downed trees and power lines and serious damage to homes, according to KSL Newsradio. We found no Millcreek gust figure. Wind can bend a track or push a light door out of its frame.

Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. After a windstorm, look over the tracks and panels before you run the opener, and pull the red release cord if the power is out.

  • Check the bottom seal before it freezes
  • Know where the manual release is for outages
  • Look over tracks and panels after a windstorm

Rules to know

Opener safety, permits and design rules in Millcreek

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Millcreek is its own city, so permits come from the Building Department at 1330 East Chambers Avenue, phone 801-214-2700, open Monday to Friday 8 a.m. to 5 p.m. (millcreekut.gov). The department says a building permit is required for all construction in Millcreek except a list of exemptions, such as fences up to 7 feet, sidewalks and driveways and finish work like painting and carpeting. The list does not name garage doors, exterior doors or openers. We could not confirm whether a garage door replacement needs a permit, so ask the department before the work.

State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

FAQ

Millcreek garage door repair: questions we hear

Is there garage door repair near me in Millcreek?

Yes. Emil Garage Doors repairs garage doors in Millcreek (ZIP 84106) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Millcreek?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Millcreek?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Millcreek?

Millcreek's ZIP codes are 84106, 84107, 84109, 84117 and 84124, according to Wikipedia and zip-codes.com. Several are shared with Salt Lake City, South Salt Lake, Murray and Holladay. Call us if you are not sure we reach your address.

Do you repair garage doors in East Millcreek and Olympus Cove?

Yes. East Mill Creek and Mount Olympus, which includes Olympus Cove, are two of Millcreek's four community councils. Call with your address and we confirm the visit window.

Do you repair garage doors after a windstorm in Millcreek?

Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
