Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

South Salt Lake homes

A renter-heavy city with both old streets and new construction

According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), South Salt Lake has about 11,900 housing units and a median year built of 1986. Only about a third are single-family detached houses, roughly 41 percent are in buildings of five or more units, and about 38 percent of homes are owner-occupied. The stock splits two ways: about 44 percent was built before 1980, including roughly 10 percent before 1940, and about 37 percent was built in 2000 or later, with the largest single group (about 22 percent) from the 2010s.

Wikipedia describes South Salt Lake as mostly flat, with a fairly high water table and some ground that was swampy before it was developed in the early 1900s. We could not verify homeowner associations, building materials or a historic district, so ask your landlord, neighbors or the city if you are not sure what applies to your street.

Tell us your cross street, whether the door is a single, a double or a pair, and whether you own or rent, and we book the soonest visit. We weigh and balance each door before we choose new springs.

  • Original springs and openers on older bungalows and ranches
  • First springs on townhomes and homes built since 2010
  • Rental homes: the owner approves the work

What South Salt Lake weather does to a garage door

Wikipedia has no climate table for South Salt Lake. For numbers, nearby Salt Lake City shows a January average high of about 39 degrees and low of 24, a July average high of about 94, roughly 60 inches of snow a year from about early November to mid April, and winter inversions that can trap cold air for days. Cold like that stiffens rubber bottom seals and lubricant and puts a heavy load on springs and cables.

Wind is the other test. In the September 8, 2020 windstorm, gusts reached 99 mph in northern Utah and more than 170,000 homes and businesses lost power, according to the Salt Lake Tribune, which names South Salt Lake among the Salt Lake County areas most heavily affected by outages. We found no South Salt Lake gust figure. Wind can bend a track or push a light door out of its frame.

Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. Check the bottom seal and bottom panel for moisture each spring, and if a storm knocks out your power, pull the red release cord and open the door by hand instead of forcing the opener.

  • Check the bottom seal before it freezes
  • Know where the manual release is for outages
  • Look over tracks and panels after a windstorm

Rules to know

Opener safety, permits and design rules in South Salt Lake

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. South Salt Lake is its own city, so permits come from the Building Permits office at 220 E Morris Avenue, phone 801-483-6063, extension 2 (sslc.gov). The city's page says most construction projects need a building permit, including remodels and repairs, but it lists no exemptions and does not name garage doors, doors or openers. We could not confirm whether a garage door replacement needs a permit, so ask the office before the work.

State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

FAQ

South Salt Lake garage door repair: questions we hear

Is there garage door repair near me in South Salt Lake?

Yes. Emil Garage Doors repairs garage doors in South Salt Lake (ZIP 84115) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in South Salt Lake?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in South Salt Lake?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in South Salt Lake?

South Salt Lake's street ZIP codes are 84115, 84106 and 84119, according to Wikipedia and zip-codes.com; 84165 is a PO-box ZIP code. Call us if you are not sure we reach your address.

Do you repair garage doors on rental homes and townhomes in South Salt Lake?

Yes. About 62 percent of homes in South Salt Lake are rented, according to the Census Bureau's American Community Survey, so we often work with an owner or property manager who approves the repair. Tell us who to call when you book.

Do you repair garage doors after a windstorm in South Salt Lake?

Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
