| Sugar House and the east side | Sugar House Park, the S Line streetcar and the streets toward the University of Utah | Pre-war and mid-century doors and openers |

Salt Lake City has many ZIP codes; the street ZIP codes with residents are 84101 to 84109, 84111, 84115 to 84121 and 84123 to 84124, and several are shared with South Salt Lake, Millcreek, Murray and other cities.

Pre-war bungalows, mid-century ranches and a renter-heavy city
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Salt Lake City has about 101,000 housing units and a median year built of 1965. Only about 43 percent are single-family detached houses, about 41 percent are in buildings of five or more units, and about 46 percent of homes are owner-occupied. Roughly 65 percent of the housing was built before 1980 and about a quarter before 1940, so many houses still have their original doors, springs and openers.
Wikipedia describes The Avenues, between 6th Avenue and South Temple, as a historical district of Victorian-era homes, and the city's code requires a certificate of appropriateness for exterior changes in its H Historic Preservation Overlay District, even where no building permit is needed. We could not verify whether a garage door replacement counts as a minor change there, so ask the city's Planning Division first. We also could not confirm homeowner associations or building materials.
Tell us your cross street, whether the door is a single, a double or a pair, and whether you own or rent, and we book the soonest visit. We weigh and balance each door before we choose new springs.
- Original springs and openers on pre-war bungalows and mid-century ranches
- Rental units and apartments: the owner approves the work
- Historic overlay districts: ask the city before changing a door

What Salt Lake City weather does to a garage door
Wikipedia gives Salt Lake City a January average high of 39 degrees and low of 24, a July average high of 94 and low of 65, and roughly 50 to 60 inches of snow a year, falling from about early November to mid April. Winter inversions can hold cold, smoggy air in the valley for days. Cold like that stiffens rubber bottom seals and lubricant and puts a heavy load on springs and cables.
Wind is the other test. In the September 8, 2020 windstorm the highest gust was 112 mph at the University of Utah, nearly 200,000 homes and businesses lost power, more than 100,000 were still out the next day and thousands of trees fell, according to Wikipedia. The National Weather Service logged a 91 mph gust in Salt Lake City, according to KSL. Wind can bend a track or push a light door out of its frame.
Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. If a windstorm knocks out your power, pull the red release cord and open the door by hand instead of forcing the opener.
- Check the bottom seal before it freezes
- Know where the manual release is for outages
- Look over tracks and panels after a windstorm

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Salt Lake City is its own city, so permits come from Building Services at City Hall, 451 South State Street. Call (801) 535-7155 with building code questions, (801) 535-7224 for inspections or (801) 535-7968 for permit processing, and apply online at slc.gov/buildingservices. The Building Services pages do not say whether a garage door or opener replacement needs a permit. We could not confirm one, so ask Building Services before the work.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Salt Lake City garage door repair: questions we hear
Is there garage door repair near me in Salt Lake City?
Yes. Emil Garage Doors repairs garage doors in Salt Lake City (ZIP 84101) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Salt Lake City?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Salt Lake City?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Salt Lake City?
Salt Lake City has many ZIP codes. The street ZIP codes with residents include 84101 to 84109, 84111, 84115 to 84121 and 84123 to 84124, according to zip-codes.com, and several are shared with South Salt Lake, Millcreek, Murray and other cities. Call us if you are not sure we reach your address.
Do you repair garage doors in The Avenues and Sugar House?
Yes, we repair springs, cables, rollers and openers in both. In a historic overlay district such as parts of The Avenues, the city's code requires approval for exterior changes, and we could not verify whether that covers a new garage door, so ask the city before you replace the door itself.
Do you repair garage doors after a windstorm in Salt Lake City?
Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
