North Salt Lake homes

A fast-growing city of homes built since the 2000s

According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), North Salt Lake has about 8,300 housing units and a median year built of 2002. About 59 percent are single-family detached houses, about 20 percent are in buildings of five or more units, and about 67 percent of homes are owner-occupied. Roughly 56 percent of the housing was built in 2000 or later, and the 2020 census counted a 34 percent jump in population since 2010, so many doors are on their first set of springs and some are due for them.

The city was incorporated on September 3, 1946, when residents petitioned for a town so they could control their water supply, and City Hall is still on Center Street, according to the city's history page. We could not confirm homeowner associations, planned communities, neighborhood names or building materials, so ask your neighbors or the city if you are not sure what applies to your street.

Tell us your cross street, whether the door is a single, a double or a pair, and whether you own or rent, and we book the soonest visit. We weigh and balance each door before we choose new springs.

  • First springs and openers on homes from the 2000s and 2010s
  • Rental units and townhomes: the owner approves the work
  • Wide doors on larger bench-side homes

What North Salt Lake weather does to a garage door

Wikipedia has no climate table for North Salt Lake. For numbers, Salt Lake City just south shows a January average high of 39 degrees and low of 24, a July average high of 94 and low of 65, and snow from about early November to mid April. Cold like that stiffens rubber bottom seals and lubricant and puts a heavy load on springs and cables.

Wind is the other test. KSL reported that in the September 8, 2020 windstorm the worst damage ran from Layton down to North Salt Lake, with winds near 100 mph in places such as Farmington and Centerville, and nearly 200,000 homes and businesses across the region lost power, according to Wikipedia. We found no North Salt Lake gust figure for that storm. Wind can bend a track or push a light door out of its frame.

Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. If a windstorm knocks out your power, pull the red release cord and open the door by hand instead of forcing the opener.

  • Check the bottom seal before it freezes
  • Know where the manual release is for outages
  • Look over tracks and panels after a windstorm

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
★★★★★
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

Rules to know

Opener safety, permits and design rules in North Salt Lake

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. North Salt Lake is its own city, so permits come from the Building Department at 10 E Center Street, phone (801) 335-8720, open Monday to Thursday 7 a.m. to 5:30 p.m. (nslcity.org). The department's page does not say which work needs a permit and does not name garage doors, doors or openers. We could not confirm whether a garage door replacement needs a permit, so ask the department before the work.

State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

FAQ

North Salt Lake garage door repair: questions we hear

Is there garage door repair near me in North Salt Lake?

Yes. Emil Garage Doors repairs garage doors in North Salt Lake (ZIP 84054) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in North Salt Lake?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in North Salt Lake?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in North Salt Lake?

North Salt Lake's ZIP code is 84054, according to Wikipedia and zip-codes.com. Call us if you are not sure we reach your address.

Do you repair garage doors near the east bench in North Salt Lake?

Yes. The east bench streets, such as those near Elk Hollow Road, sit above the main part of the city and take more wind. Call with your address and we confirm the visit window.

Do you repair garage doors after a windstorm in North Salt Lake?

Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
