Owner-occupied family homes, mostly from the 1970s to the 2010s
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Centerville has about 6,000 housing units and a median year built of 1987. About 75 percent are single-family detached houses and about 88 percent of homes are owner-occupied. The biggest group, roughly 23 percent, went up in the 1970s, and about 38 percent of the housing predates 1980, so plenty of original doors, springs and openers are 40 years old or more.
Centerville was first settled in 1847 and sits on a thin strip of land between the Wasatch Range and Farmington Bay, according to Wikipedia. Six houses in the city are on the National Register of Historic Places. We could not verify any rule about garage doors on those houses, homeowner associations or building materials, so ask your neighbors or the city if you are not sure what applies to your street.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.
- Original springs and openers on 1970s and 1980s homes
- First spring replacements on newer foothill homes
- Wide doors on larger family homes
What your garage door is telling you in Centerville
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

What Centerville weather does to a garage door
Wikipedia, citing Weatherbase, gives Centerville a January mean high of 37.8 degrees and low of 19.1, a July mean high of 91.5 and about 64 inches of snow a year. Cold like that stiffens rubber bottom seals, thickens the grease on rollers and hinges and puts a heavy load on springs and cables on a door that is out of balance.
Wind is the other test. The December 1, 2011 Davis County windstorm brought gusts as high as 102 mph to Centerville, left up to 54,000 residences without power and cost the city about $8 million to clean up, according to Wikipedia. In the September 8, 2020 windstorm the National Weather Service logged a 99 mph gust in nearby Farmington, according to KSL, and we found no Centerville gust figure for that storm. Wind can bend a track or push a light door out of its frame.
Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. If a windstorm knocks out your power, pull the red release cord and open the door by hand instead of forcing the opener.
- Check the bottom seal before it freezes to the slab
- Know where the manual release is for outages
- Look over tracks and panels after a windstorm

Opener safety, permits and design rules in Centerville
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Centerville is its own city, so permits come from the Building and Renovating office at 655 N 1250 W, phone 801-292-8232, open 7:30 a.m. to 4:30 p.m. (centervilleutah.gov). The city's page lists permits for new builds, renovations, structural alterations, garages and electrical work, but it does not name garage doors, exterior doors or openers. We could not confirm whether a garage door replacement needs a permit, so ask the office before the work.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Centerville garage door repair: questions we hear
Is there garage door repair near me in Centerville?
Yes. Emil Garage Doors repairs garage doors in Centerville (ZIP 84014) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Centerville?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Centerville?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Centerville?
Centerville's only ZIP code is 84014, according to zip-codes.com. Call us if you are not sure we reach your address.
Do you repair garage doors near Parrish Lane and the foothill streets in Centerville?
Yes. Parrish Lane is the city's commercial district and the foothill streets sit along the east side. Call with your address and we confirm the visit window.
Do you repair garage doors after a windstorm in Centerville?
Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
