What Arlington weather does to a garage door
Wikipedia's climate table for Arlington (Western Regional Climate Center data, 1922-2012) gives about 47 inches of precipitation a year, a July mean high of 73.6 degrees, a January mean low near 30 and roughly 7 to 8 inches of snow a year. Constant damp rusts springs, cables, rollers and tracks and wears bottom seals, and winter lows near freezing stiffen weatherstripping.
A snow and wind storm on November 30, 2022 left over 28,000 Snohomish County customers without power at its peak, and the Arlington School District started two hours late. On March 11, 2026 a windstorm with a 52 mph gust at Paine Field cut power to about 15,000 Snohomish PUD customers, and a Washington Department of Ecology smoke alert on August 3 and 4, 2026 named Snohomish County. When the power fails, the red manual-release cord is how you open the door by hand.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. In winter, clear snow and ice from the bottom seal before you run the opener.
- Wipe and lubricate rollers and hinges against rust
- Clear ice from the bottom seal before you run the opener
- Know where the manual release is

Subdivisions from the 1990s and 2000s around a small older core
According to the Census Bureau's 2020-2024 American Community Survey (5-year), Arlington has about 8,200 housing units and a median year built of 1996. Roughly 2,500 were built in the 1990s and 2,300 in the 2000s, and about 67 percent date from 1990 or later. About 68 percent of units are single-family homes and 62.2 percent of occupied homes are owner-occupied, so many first-generation openers and springs are now past their expected life.
Wikipedia lists the city's areas as Old Town (downtown), Kent Prairie, Arlington Bluff, Hilltop, Brekhus/Beach, Smokey Point and Island Crossing. Gleneagle, on Hilltop, is the largest single development with over 1,000 homes. The city runs about 4 miles north to south. We could not verify HOA status for any of these areas, so tell us if your street has one.
Give us your cross street and what the door does when you press the button, and we book the soonest visit. For a door that sags or drags, we check track alignment and balance first.
- Original springs and openers on 1990s homes
- Wide doors on larger two-story homes
- Older Old Town homes where parts may be original

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

Opener safety, permits and design rules in Arlington
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Arlington, Washington is its own city. Community and Economic Development is at 18204 59th Ave NE, phone 360-403-3551, email ced@arlingtonwa.gov, website arlingtonwa.gov; its bulletin lists office hours of Monday to Friday, 8 am to noon and 1 pm to 5 pm (revised 2022, so hours may have changed). The city's Common Building Permit Exemptions bulletin lists small sheds up to 200 square feet, fences 6 feet or less, finish work and direct window replacement with no structural changes. It does not list doors or garage doors, so we could not confirm whether a same-size garage door replacement needs a permit; ask Community and Economic Development before the work. The bulletin also says that in a flood hazard zone a flood hazard permit is still required, even for otherwise exempt work, and a separate bulletin summary says permits are required for garage conversions and for closing a garage door opening with a wall.
State rules. Washington treats anyone who builds, alters, repairs or improves real property as an independent business as a contractor (RCW 18.27.010), and contractors must register with the Washington Department of Labor & Industries. L&I's contractor page lists a $15,000 bond for specialty contractors (the page notes increases from July 1, 2024), general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

Arlington garage door repair: questions we hear
Is there garage door repair near me in Arlington?
Yes. Emil Garage Doors repairs garage doors in Arlington (ZIP 98223) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Arlington?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Arlington?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Arlington, Washington?
Arlington's street ZIP code is 98223, which also covers Bryant, Oso and Smokey Point. The ZIP reaches well beyond the city limits, so call us if you are not sure we reach your address.
Do you serve the Smokey Point area?
Yes. Smokey Point was annexed in 1999 and sits at the south end of the city by Interstate 5 and State Route 531, partly inside Arlington. Tell us your cross street when you call.
Do I need a permit to replace a garage door in Arlington?
We could not confirm a garage-door-specific rule. The city's exemption list covers direct window replacement but does not name doors, so ask Community and Economic Development at 360-403-3551, and ask about a flood hazard permit if your home is in a flood hazard zone.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
