The lake covers 1,040 acres and the city lies between the Snohomish River delta to the west and the Cascade foothills to the east. We could not verify building materials or named HOA communities, so tell us what your door and siding look like when you call.

Give us your cross street, whether the door is a single or a double and what it does when you press the button, and we book the soonest visit. Most doors here are younger than 35 years, so the usual jobs are worn springs, cables and rollers, opener circuit boards and sensors that stopped lining up.

  • Springs and openers on 1990s and 2000s homes
  • Wide three-car doors on newer subdivisions
  • Older doors on the few pre-1970 homes

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

What Lake Stevens weather does to a garage door

We did not find a climate table for Lake Stevens itself. Wikipedia's table for Everett, about 6 miles west (1991-2020 normals), gives a July mean high of 74.9 degrees, a December mean low of 34.3 and about 35.7 inches of precipitation a year, with snow rare. Long damp months rust springs, cables and tracks and swell wood and fiberboard door bottoms, and needles and leaves collect in the tracks.

On June 3, 2024 a storm dropped a tree onto a home in the 13000 block of 44th Street NE and brought down power lines in Lake Stevens, according to Snohomish Regional Fire and Rescue as reported by the Herald. On November 19, 2024 a bomb cyclone cut power to about 135,000 Snohomish PUD customers at its peak, and 99 percent were back by November 25. When the power fails, the red manual-release cord is how you open the door by hand.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, clear debris from the tracks and the sensor lenses before you run the opener.

  • Clear needles and leaves from the tracks
  • Wipe and lubricate hinges and rollers against rust
  • Know where the manual release is

Rules to know

Opener safety, permits and design rules in Lake Stevens

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Lake Stevens is its own city. The Permit Center is at City Hall, 1812 Main Street, phone (425) 622-9400, email permits@lakestevenswa.gov; the counter is open Monday to Thursday 9 am to noon and 1 to 4 pm and Friday 9 am to noon (the city's hours listing, so check before you visit), and applications go through the city's online portal at lakestevenswa.gov. The page lists only two items exempt from residential building permits: lightweight reroofing, and exterior window replacement in existing openings. It does not mention doors or garage doors, so we could not confirm whether a same-size garage door replacement needs a permit; ask the Permit Center before the work. We also could not verify local wind-load, historic or HOA rules.

State rules. Washington treats anyone who builds, alters, repairs or improves real property as an independent business as a contractor (RCW 18.27.010), and contractors must register with the Washington Department of Labor & Industries. L&I's contractor page lists a $15,000 bond for specialty contractors (the page notes increases from July 1, 2024), general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

FAQ

Lake Stevens garage door repair: questions we hear

Is there garage door repair near me in Lake Stevens?

Yes. Emil Garage Doors repairs garage doors in Lake Stevens (ZIP 98258) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Lake Stevens?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Lake Stevens?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Lake Stevens?

Lake Stevens has one street ZIP code, 98258. Call us if you are not sure we reach your address.

Do you serve Cavalero Hill and Frontier Village?

Yes. Both are named planning areas inside the city. Tell us your cross street when you call and we book the soonest visit.

Do I need a permit to replace a garage door in Lake Stevens?

We could not confirm a garage-door-specific rule. The city's exemption list covers reroofing and window replacement in existing openings but does not name doors, so call the Permit Center at (425) 622-9400 before a replacement.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
