Craftsman bungalows, landmark districts and plenty of apartments
According to the Census Bureau's estimates (2024 one-year), Pasadena has about 65,400 housing units and a median year built of 1965. About 43 percent are detached single-family houses and 6 percent are attached homes; the rest are multi-family, including about 8,900 units in buildings of 50 or more units. About 41 percent of occupied homes are owner-occupied and 59 percent are rented.
Pasadena covers about 23 square miles at an elevation of about 863 feet. Bungalow Heaven, a landmark district, is about 800 small Craftsman homes built between 1900 and 1930, and the Gamble House by Greene and Greene is on the National Register. A city flyer with a 2016 map says Pasadena has 23 designated landmark districts and 20 historic districts on the National Register, and that in a landmark district a Certificate of Appropriateness is required for exterior modifications before a building permit is issued.
That mix gives us very different jobs, from older single-car and two-car openings to the shared garages of larger apartment buildings. We measure each opening and weigh each door before choosing springs.

What Pasadena weather does to a garage door
Wikipedia's Pasadena climate section, based on a NOAA station northwest of City Hall, describes a hot-summer Mediterranean climate. Average daily highs run from 67.2 degrees in December to 91.3 in August, the record high is 115, and the average is about 20 inches of rain a year, roughly 6 inches more than Los Angeles because of the San Gabriel Mountains. The wettest rain year on record brought 46.32 inches, between July 1940 and June 1941. Heat bakes the lubricant out of hinges and rollers, and heavy rain finds its way into tracks and bottom seals.
In the January 2025 Santa Ana windstorm, the City of Pasadena warned of 30 to 50 mph winds with widespread 60 to 80 mph gusts, and Pasadena Water and Power warned it might shut off power to reduce fire risk. A news report says power was fully restored by January 24, 2025. We found no observed Pasadena gust readings. The Cal Fire map the city received in March 2025 puts about 4,610 properties in the Very High Fire Hazard Severity Zone, up from about 3,911 on its 2008 map; we could not confirm that the city has adopted it or which streets are included. A battery backup lets the door open when the power is out.
After a windy stretch, wipe the dust off the tracks and the sensor lenses, then press the battery-backup test button. Each season, add lubricant to the rollers and hinges and check the bottom seal for gaps.
- Wipe tracks and sensors after wind
- Test the battery backup twice a year
- Check the bottom seal after heavy rain
What customers say
Real reviews from our Google listing, copied as the customers wrote them.
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
Pasadena Building and Safety. The Permit Center page lists Building and Safety at (626) 744-7601 and general permit questions at (626) 744-4200 (Permit Center). The city's handout of work exempt from building permits, dated 2017, does not list garage doors, garage door openers or gates, and it does not say they need a permit either. We could not confirm a garage-door-specific rule, so ask Building and Safety whether your door or opener work needs a permit.
Landmark districts, hillsides and fire zones. A city flyer says a Certificate of Appropriateness is required for exterior modifications in a landmark district before a building permit is issued. Whether garage doors fall under that review is not verified, so if you live in a landmark district, ask the city's Design and Historic Preservation staff before replacing a door; the flyer lists (626) 744-4009, so confirm it. The city's zoning code also has hillside overlay districts (HD, HD-SR and HD-1) with Hillside Development Permit rules for new dwellings, structures and major renovations; we found nothing on replacing a garage door in them. Properties in the Very High Fire Hazard Severity Zone face stricter building codes, and we could not confirm which streets are included, so ask the city about your address.

Pasadena garage door repair: questions we hear
Is there garage door repair near me in Pasadena?
Yes. Emil Garage Doors repairs garage doors in Pasadena (ZIP 91101, 91103, 91104, 91105, 91106 and 91107) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Pasadena?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Pasadena?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Pasadena?
Pasadena's street-delivery ZIP codes are 91101, 91103, 91104, 91105, 91106 and 91107. We could not confirm which of them reach beyond the city limits, so tell us your street when you call.
Does a garage door replacement need a permit in Pasadena?
We could not confirm a garage-door-specific rule. The city's exempt-work handout does not list garage doors or openers, and it does not say they need a permit either, so ask Building and Safety at (626) 744-7601 before a replacement.
Do I need city approval for a new garage door in a Pasadena landmark district?
The city says a Certificate of Appropriateness is required for exterior modifications in a landmark district before a building permit is issued. Whether garage doors fall under that review is not verified, so ask Design and Historic Preservation before you replace a door.
Can a handyman fix a garage door?
A handyman can often deal with a sensor that needs realigning or a worn roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Pasadena?
Yes. See gate repair and electric gate repair.
